Formula and methodology
For a reducing-balance loan, EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is principal, r is the monthly rate and n is the number of monthly payments.
Worked calculation example
A PKR 1,000,000 loan at 18% per year for five years is converted to a monthly rate and 60 payments. The result shows the instalment as well as how much of the complete repayment is financing cost.
What can affect the result?
Rate type
A flat advertised rate is not equivalent to a reducing-balance annual rate.
Fees and insurance
Processing charges, documentation, takaful and insurance can raise total cost.
Variable benchmark
A floating rate can change future instalments or the repayment term.
Limits of this estimate
The formula assumes equal monthly payments and a constant rate; it excludes fees, late charges, early settlement and lender-specific rounding.
